Building Condition Report – Pyrmont ($5-7 million)
Diagnostech was engaged by an Owners Corporation to undertake a complete Building Inspection of the structure and fabric, building services and BCA compliance throughout the complex.
The Diagnostech inspection consisted of a visual inspection of the building facades, internal and external common areas, service areas and a review of the existing documentation.
On completion of the inspection Diagnostech prepared a detailed report confirming our findings and observations and provided not only recommended works options but also budgets costs for the recommended works based on similar recently completed tenders.
The Report included a brief description of the building construction, descriptive assessment of each defect category identified during the inspection phase and photographic evidence of each defect observed.
On review of the Diagnostech report and joint meetings between Diagnostech and the Executive Committee. The Owners arranged for Diagnostech to undertake a number of recommended investigations to enable a prescriptive technical specification to be prepared.
The investigations included the following;
- localised deconstruction of façade elements
- Balcony flood testing
- Glazing spray testing
Diagnostech prepared the technical specification for the required remedial works and undertook a completed tender process, including tender review and recommendations on behalf of the Owners Corporation.
The Specification included the following;
- Spalling Concrete Repairs
- Render Repairs
- Crack Repairs
- Masonry Repairs
- Roof Terrace Waterproofing Works
- Enclosed Balcony Waterproofing Works
- Basement Water Penetration rectification
- Balustrade modification (BCA Compliant)
- Stone Cladding Repairs
- Façade / Complex Painting Works
It should be noted that The Owners and Diagnostech have engaged a suitably qualified remedial contractor to undertake the project and the works have commenced under the superintendence of Diagnostech.
